PODC Lauches Pueblo Homes Project

To give its numerous lot buyers an opportunity to already build their houses in Pueblo de Oro with minimum hassles and at maximum savings, Pueblo de Oro Development Corp. (PODC) recently launched its Pueblo Homes project.

The project offers standard housing units to existing lot owners in Pueblo de Oro's various residential villages, including Golden Glow North, Golden Glow Village, Vista Verde Village, Hillsborough Pointe, Morning Mist Village, and Philamlife Village.

Lot owners may choose from several house designs, consisting of single-detached or single attached two-storey models, with floor areas ranging in size from 60 sq.m. to 105 sq.m. A one-storey model consisting of 36 sq.m. is also available except for Philamlife Village, where only the larger-sized models are offered.

House prices are very reasonable, ranging from P800,000 for the one-storey 36 sq.m. model to P2.3-2.5 million for the 105 sq.m. model. Construction takes around five months to complete.

Apart from availing of ready to build homes, lot owners are also given the option to pay for their units in spot cash or through bank or Pag-IBIG financing. If through financing, they will also be assisted by Pueblo with the documentary requirements for loan approval by the funding agency.

Pueblo Opens Second Cebu Project

Following the success of Pueblo de Oro's first project in Cebu, La Aldea Buena, PODC now has a new offering in the Queen City of the South.

La Aldea del Rio is a 4.5 hectare development located in Brgy. Kalawisan, Lapu-Lapu City. It is conveniently situated only four kilometers to the public market, near schools and hospitals, and has access to 24-hour transportation.

The two-storey townhouse units in the village have a classic Spanish Mediterranean design with a floor area of 44.5 sq.m. and lot areas of 40 sq.m. for inner units and 65 sq.m. for end units. The model unit is expected to be completed by December this year.

Pueblo Plays Key Role in Kagay-an Fest '07

Pueblo de Oro Development Corp., through its VP and General Manager Rodolfo L. Meņes, played a leading role in the preparations for the Kagay-an Festival, this year's fiesta celebration of the City.

Held last August, the month-long celebration featured five core events, namely: the First Golden Float Parade, Miss Kagay-an Tourism 2007 Pageant, and Agro-Industrial Trade Fair, Street Dancing Competition and River Festivities.

With Kagay-an Fest '07 Chair Ruben Vegafria, Mr. Meņes led the preparatory activities for the Kagay-an Festival as President of the Promote CDO Foundation, the private sector-led organization given the franchise to organize the City Fiesta this year and the next six years. Mr. Meņes also led the preparations for the River Festivities.

Pueblo Honors 2nd Quarter Top Producers

Pueblo de Oro gave recognition to its top brokers and agents for the second quarter of the year in A Night of Fashion, a themed event, at Ghana, The Site, Limketkai on July 21, 2007. The awards honored those brokers and agents who had the highest production in the selling of the different residential and commercial products in the Pueblo de Oro Township from April to June this year. The fashion-themed event featured aside from the awarding of plaques and prizes, a catwalk, as well as modeling and make-up competitions.

Pueblo Inks MOA with DENR to Conserve Urban Rainforest

Pueblo de Oro Development Corporation (PODC) signed on July 4, 2007 a Memorandum of Agreement with the Department of Environment and Natural Resources (DENR) in a bid to preserve the Pueblo Urban Rainforest.

According to the MOA, the DENR will provide endemic tree seedlings or wildlings such as lauan, mahogany and narra to be planted in the Pueblo Urban Rainforest. The DENR shall also conduct periodic supervision and monitoring of the site as well as provide technical assistance in the development and care of the Pueblo Urban Rainforest program. PODC, on the other hand, will provide the means for the maintenance of the trees in the Urban Rainforest and monitor their development.

The Urban Reforestation Project contributes to the government's "Green Philippines Program" for environmental protection, enhancement and economic growth. "Planting trees is not the concern of just the DENR, but the concern of each and every one of us. We do not see any other subdivision owners who would volunteer 40 hectares for the planting of trees," stated DENR-CENRO Officer Ronald Gadut, Sr.

Some 500 students from Calaanan Elementary and High Schools participated in the tree-planting activity that followed the MOA-signing, planting an initial 530 young trees.

The Urban Rainforest is a 40-hectare area within the Pueblo de Oro Township set aside to preserve and enhance the existing forested areas that can be enjoyed not just by Township residents but also by other Kagay-anons and visitors. Its preservation will provide a habitat where indigenous plants and animals can thrive right in the middle of Cagayan de Oro's new growth area for years to come.

Pueblo Named Leading Developer in Region X by HLURB

Pueblo de Oro Development Corporation (PODC) was recently chosen by the Housing and Land Use Regulatory Board (HLURB) as the Leading Developer for Region X in 2007.

Pueblo obtained the award in two categories: for Open Market Housing and for Economic Housing - Land Development. Given in recognition of the developers' contributions to the housing program of the government, the specific criteria for the award include quality of finish, at least three years of no customer complaint, and timely delivery of the projects based on approved standards.

This is the first time that the HLURB gave out the awards, which were handed out during their 31st anniversary on May 24, 2007 at the Rembrandt Hotel in Quezon City.

Vice President Noli de Castro, Chairman of the Housing and Urban Development Coordinating Council, and HLURB Chief Executive Officer and Commissioner Romulo Fabul presented the awards. PODC VP for Operations Crisostomo Bate accepted them in behalf of Pueblo de Oro.

PODC is the developer of the 360-hectare Pueblo de Oro Township, the biggest mixed-use facility in Cagayan de Oro. The masterplan, which was designed by Louis Berger International, integrates first-class residential subdivisions with commercial areas, a Business Park and IT Ecozone, an all-weather championship golf course designed by Robert Trent Jones II with driving range, and schools, church, hotel, interconnected distribution system loop connected to four CEPALCO substations (the only one in CDO), self sufficient integrated water system, fire station and 24-hour security. Strategically located six kilometers from the airport and five kilometers from the city center, the Township is positioned in a major growth area of CDO. Pueblo Opens Forest View Homes


Set against the magnificent Pueblo de Oro Urban Rainforest, Forest View Homes (FVH) is a peaceful enclave of rustic homes amid natural beauty.

FVH was launched with a program and site blessing on June 16, 2007. Product Manager Volt Flores, together with other PODC executives, presented the project to public. "Forest View will have the same amenities such as entrance gate with guardhouse, multi-purpose hall/clubhouse, perimeter fence, 24/7 security and landscaped parks and playground," said Flores.

The project is a residential and mixed use subdivision located in the valley portion of the Pueblo de Oro Township. A part of FVH facing the main avenue is available to entrepreneurs who want their residence to be close to their place of business. In the residential portion, three house models are available: Jessica, Vivienne and Pia with floor areas of 60 sq.m., 36 sq.m. and 32 sq.m., respectively. Vivienne is also available as a bare model. Pueblo Golf Seniors Team Wins in PAL Interclub

The PAL Interclub golf tournament was held in Pueblo de Oro for the third time last February 13-14, 2007. With the theme "ADAMAS: The Diamond Year", the event marked the 60th Anniversary of the PAL Inteclub.

This year's tournament drew over 1,000 players from all parts of the country as well as teams from the United States, Canada, and Saudi Arabia. A field of 78 team, including 31 from abroad, competed in the Seniors division, while 71 clubs participated in the Men's regular competition.

Pueblo Golf's Seniors Team won the Founders Division trophy, routing early favorite Wack Wack Golf & Country Club. Meanwhile, the Pueblo Men's Regular Team placed a respectable 5th place, also in the Founders Division. In the Championship Division, teams from Canlubang Golf & Country Club emerged victorious for the second year in a row as they swept both the Seniors and Men's regular categories.

In Individual Standings, two Pueblo Golf members played with distinction - Iggy Clavecilla was the First Runner-up of Flight B of the Men's Regular Tournament, while Rey Orimaco used his home course advantage to garner the Highest Points in Pueblo Golf in the Seniors Division.

Organized by Philippine Airlines, the PAL Interclub is the biggest golf tournament in the country. The tournament's popularity is attributed to the high level of competition, being a showcase for the country's best golfing talents, as well as the strong team spirit and fellowship among its players. The tournament was co-hosted by Pueblo Golf and Del Monte Golf Club.

This is the third time that the PAL Interclub has brought golfers to Cagayan de Oro to experience the challenges of Pueblo de Oro's much-touted world-class championship course designed by Robert Trent Jones II.

Dramatic Views at Hillsborough Pointe Phase IV

GGV Multi-Purpose Hall Inauguration Held


Residents of Golden Glow Village (GGV) now have a multi-purpose hall that they can use for their activities.

The multi-purpose hall, which includes which includes a room to serve as office of the GGV Homeowners Association, was presented to residents and the public in simple ceremonies held last February 17, 2007. Pag-IBIG Fund VP for Northern Mindanao Ophelia L. dela Cerna and PODC Senior Manager for Corporate Affairs Remy C. Alejandrino cut the ribbon. Fr. Gil Escalante blessed the building.

Golden Glow Village is a joint venture project of PODC with Johndorf Ventures Corporation. A best seller since it first opened in 2002, GGV is strategically located right behind the Pueblo Business Park and SM City CDO. Apart from the multi-purpose hall, village facilities and amenities include concrete roads, parks and playground, landscaped entrance gates, perimeter fence, and 24-hour security. Over 65 families now reside in the village. A limited number of house and lot units with prices ranging from P1.1M to P1.9M are still available.

Pueblo Golf Gears Up for 3rd Hosting of PAL Interclub

Preparations are underway for the hosting of Pueblo de Oro Golf & Country Club (POGCC) of next year's 60th PAL Interclub Tournament.

In early November, a team captain's meeting was held at the Pueblo Golf Clubhouse to fine-tune the preparations.

The "Diamond Edition" 60th PAL Interclub will be held on February 15 to 24, 2007. This will be the third time that Pueblo Golf is hosting said event. It previously hosted the 53rd PAL Interclub in 2000 and the 57th PAL Interclub in 2004. As with the previous two Interclubs, Pueblo will be co-hosting the event with the Del Monte Golf Club in Bukidnon, providing the golfers with an opportunity to play again in what has been dubbed "The New and the Classic".

The PAL Interclub is known as the country's oldest, largest and most prestigious golf team competition and is widely acknowledged to be the national clubs championship of the Philippines.

"We are very happy to hold the PAL Interclub here again," said POGCC Operations Manager William Clifford P. Celdran. "In terms of the number of participants, the PAL Interclub is the largest tournament in the world." As of press time, over 1,300 players forming over 150 teams are expected to come for the tournament. The lineup includes some 60 foreign teams coming from as far as Japan, Saudi Arabia, and the United States.

Pueblo Golf remains one of the Top Golf Courses in the country. Recently, it was cited by Inquirer Golf as one of the 10 Best Golf Courses in the Philippines, the only one outside of Luzon cited as such by the magazine.

Brisk Building Activities at Vista Verde

Vista Verde Village, a new residential project in Cagayan de Oro City, is fast taking shape with the erection and landscaping of its entrance gate and the construction of several houses within. The streets in the village have been paved and already, four of the five model houses have been built. Construction is also ongoing on Vista Verde's clubhouse and other amenities.

Vista Verde Village lies along Masterson Avenue, the major thoroughfare from the airport to downtown Cagayan de Oro and is located right beside the future site of Corpus Christi School on the left and Pueblo Golf Course's Hole No. 16 on the right. Aside from a road from Cluster 6 of the Pueblo Golf Estates, there is a connecting road at the back (Regatta Boulevard Extension) that allows residents to go to SM and the northern portions of the Pueblo de Oro Township without having to pass the highway.

Vista Verde Village is part of the Pueblo de Oro Township, a 360-hectare masterplanned mixed-use community in Cagayan de Oro. Within the Township are the Pueblo de Oro Golf & Country Club, a 72-par all-weather championship golf course designed by Robert Trent Jones II; the Pueblo de Oro Business Park with SM as a major locator; the Pueblo de Oro I.T. Ecozone, the first I.T. Park in Mindanao with Cagayan de Oro's first call center, Link2Support; residential villages; and commercial areas.

With the increased vehicular traffic in the Uptown area, Pueblo de Oro has taken several measures to smoothen the traffic flow within the Pueblo de Oro Township. Recently, 16 PODC security guards together with Pueblo Vice President and General Manager Rudy Meņes and Assistant Vice President for Operations Milben Estrera underwent a two-day training workshop in traffic rules and actual traffic management conducted by the Roads and Traffic Administration and are now deputized to manage the flow of traffic in the Township's Roads.

Also, to ease traffic buildup along El Camino Real in front of Xavier University High School and Grade School during rush hours, PODC has implemented a "No Drop Off" and "No Parking" policy. Xavier University has also consented to provide parking spaces within their campus. In addition, Pueblo has installed speed bumps, barriers and traffic signs along the Township's roads.

Pueblo Gets ISO Nod for Quality Management

Pueblo de Oro Development Corporation (PODC) and Pueblo de Oro Golf & Country Club (POGCC) have been awarded the ISO 9001:2000 certification. SGS Philippines, Inc., the accredited certifying body in the Philippines of the International Organization for Standards (ISO), presented the certification to PODC for Real Estate Development and Management in Mixed-Use Projects and POGCC for Golf Course Development and Management. Pueblo is the first to be certified in the Philippines for both categories.

PODC Chairman and CEO Guillermo D. Luchangco received the certificate from Roger Villanueva, Systems and Services Certification Division Manager of SGS Philippines during the awarding ceremony and celebration dinner for Pueblo de Oro's 10th anniversary last June 6, 2006.

ISO 9001:2000 is a Management System used by the organizations to ensure consistency of their products and services and in meeting both customer and applicable regulatory requirements. Its effective application aims to enhance customer satisfaction and continual improvement.

Pueblo de Oro's sister company Science Park of the Philippines, Inc. had previously garnered the ISO 9001 certification for quality management systems and ISO 14001 for environmental management systems. SPPI is a premiere developer of industrial estates such as the Light Industry & Science Park I and II in Laguna and the Cebu Light Industrial Park.

Oro Chamber Groundbreaks Business Dev't. Center in Pueblo

The Oro Chamber of Commerce and Industry, Inc. (Oro Chamber) broke ground on their Business Development and Promotion Center at a 2,800 sq.m. lot donated by Pueblo de Oro. The ceremonies took place on June 7, 2006.

PODC VP and General Manager Rodolfo L. Meņes, who is also current Board Member and Treasurer of Oro Chamber, welcomed the guests, who included City Mayor Vicente Emano, Misamis Oriental Governor Oscar Moreno, and Mindanao Business Council Chairman Romeo Serra.

Oro Chamber President Ruben Vegafria and PODC Chairman and CEO Guillermo Luchangco unveiled the building design to the public. In lieu of a time capsule, the Trustees of the Chamber also filled a glass case with memorabilia of the groundbreaking, which would be displayed in the lobby of the building once built. Luchangco, Emano and Vegafria also led the ceremonial groundbreaking.

When completed, the Oro Chamber Business Development and Promotion Center will serve as a showroom for Mindanao products and as a one-stop shop for trade and industry investments, business development and promotion and tourism information. The site of the building is along the West Diversion Road (now known as Macapagal Drive) and is within a one-hectare area designated by Pueblo de Oro for a one-stop shop investment promotion center.

Pueblo Fire Station Up

Pueblo de Oro has constructed a two-story security and fire station building along Masterson Avenue beside the PODC administration building. The security and fire station includes a garage for the fire truck as well as an office and locker rooms for Pueblo's firefighting team

Pueblo de Oro guards have received fire response training from City Fire Marshal F/Chief Insp. Oscar Q. Abecia. According to PODC AVP for Township Operations Milben Estrera, the guards will continue to receive regular training sessions to ensure that they are prepared to face any emergency.

The fire station is an additional service to the residents and locators of the Pueblo de Oro Township to ensure their safety as well as provide a quick response to fire emergencies.

Pueblo Launches New House Models

Pueblo de Oro Development Corp. recently launched various house models for its buyers in Golden Glow North and Vista Verde Village, its two newest residential subdivisions.

The move is in answer to the clamor from buyers for ready to move-in homes. For years, Pueblo has concentrated on the "lot only" market, both for its residential and commercial projects.

First launched in July 2005 were the four house models for Golden Glow North, Pueblo's subdivision advantageously located along the city's newest highways, the West Diversion and SM Bypass Roads. The house models range from the one-storey Belinda model with 36 sq.m. floor area (FA) to Eliza, with 72 sq.m. FA, Other models are Sabrina, with 48 sq.m. and Camille, with 60 sq.m. All said house models sit on a 108 sq.m. lot area and are equipped with at least two bedrooms each. Except for the Belinda model, all are two-storey units to maximize the use of the lot. Introductory prices are in the P750,000 to P1.5 million range.

In November, Pueblo launched five house models for Vista Verde Village, its residential project along Masterson Avenue that is right beside the Pueblo Golf Course and the future Corpus Christi School. All two-storey, three-bedroom units, the models include Andrea and Isabel, both with lot areas of 108 sq.m. and floor areas of 84 and 105 sq.m., respectively. The rest of the models consist of lots with 216 sq.m., namely: Bea (84 sq.m. FA); Kyna (105 sq.m. FA); and the high-end Cassandra, with 140 sq.m. Indicative prices are from P2.2 to P3.2 million.

According to Pueblo Vice President and General Manager Rodolfo L. Meņes, the market response for the various house models has been very encouraging, validating the presence of pent up demand for said products from Pueblo. It also helped, he adds, that the Pueblo de Oro Township is now well developed with such facilities as the SM Mall, Xavier University Grade School and High School and the Pueblo Golf Course, not to speak of the Pueblo de Oro IT Park whichnow has its first locator, Link2Support, and Hotel Koresco, the 78-room hotel facility within the Pueblo Golf area.

In addition to the new housing products, Pueblo is also launching Forest View Townhomes, a residential project in the Valley portion of the Township abutting the West Diversion Road, which is expected to be fully cemented by early next year.

Exactly 15 months to the day it first broke ground on Aug. 25, 2005, Hotel Koresco, the new luxury hotel constructed in the Pueblo Golf area, was officially inaugurated and became ready for business on Nov. 25, 2005.

The hotel consists of a four-storey main building with 49 rooms, including 42 deluxe rooms and seven suite rooms and a two-storey annex with 28 rooms. Hotel amenities include dining facilities through its Ambrosia Restaurant; outdoor bar and lobby lounge; entertainment facilities such as a karaoke bar and massage parlor; and a business center. The hotel also boasts of an outdoor swimming pool and a rooftop that houses a fitness center on one side and Alfonso Sky Lounge on the other.

The hotel is owned and operated by Infinite Forest (IF) Koresco Corporation, a local subsidiary of Korean Resort Service Corporation or KORESCO, and is open to both domestic and foreign tourists. KORESCO has built and currently operates several resort complexes in Korea and other key vacation areas, consisting of vacation hotels and condominiums available to its members on a timeshare basis.

PODC, POGCC Up for ISO Certification

Pueblo de Oro Development Corporation and Pueblo de Oro Golf & Country Club have been recommended for ISO 9001:2000 Certification. An independent panel from SGS Philippines, Inc., one of the leading certifying bodies in the Philippines, gave their thumbs-up last December 15, 2005 after an extensive three-day audit of the two companies.

ISO 9001:2000 is a model for developing a quality management system, geared towards customer satisfaction and continual improvement. It was developed by the International Organization for Standardization (ISO) based in Geneva, Switzerland. The efforts at acquiring the ISO 9001:2000 certification exemplify Pueblo's commitment to providing quality products and services to its customers.

Link2Support Call Center Opens in Pueblo

As scheduled and after months of intensive preparation, Link2Support has opened its office facilities at the Pueblo de Oro Information Technology (IT) Park.

Link2Support's Pueblo facility went live for the first time last June 7, 2005 after a few days of dry runs. "We went live and started taking calls from our us customers with hardly a hitch," says Link2Support Director for Operations Junar D. Amador of their new call center.

Initially equipped with 300 seats, the center can accomodate up to 700 agents or Product Support Representatives (PSRs), according to Link2Support Administrative Manager Mitzie Ignacio. They started off with 90 persons on board, including 60 PSRs and 30 back office personnel. Currently, 150 trainees are undergoing the Basic Product Training to fill in the 300 seats within the next two months.

The international call center operator occupies the 1,700 sq.m. IT Building put up by Pueblo de Oro Development Corp. at the IT Park, the first duly proclaimed IT Park in Southern Philippines. The facility is Link2Support's second base of operations in the country. It has a Manila office with more than 600 seats and employing 1,200 staff.

Masterson Mile: Only Few Lots Left!


An upsurge in sales for a three-month period from March to May 2005 resulted in five out of 25 units left in Masterson Mile-South. The sharp rise in Masterson Mile was triggered by the earth moving and development in the area, including the paving of the parking lot. Construction of West Diversion Road Underway

Cementing of the West Diversion Road has begun. The West Diversion Road runs from Masterson Avenue to Bulua in western Cagayan de Oro. It is part of the major road network connecting Pueblo to the rest of the city.

Several of Pueblo de Oro's projects are located along the West Diversion Road, including Pueblo Business Park, Golden Glow Village, Golden Glow North, and People's Village.

Pueblo Gets New Fire Truck


The Pueblo de Oro Township has acquired a fire truck and is building a fire station. The fire station will be manned 24 hours a day by trained personnel. The new fire truck and fire station are an additional service to township residents and locators to ensure their safety as well as provide a quick response to emergencies.
